The Vacation Rental Turnover Checklist We Use on Every St. George Property

St. George sits at the doorstep of Zion National Park, Snow Canyon, and Sand Hollow — which means vacation rentals here run hot, with back-to-back bookings and same-day turnovers all season. After years of turning over rentals across Washington County, this is the checklist our teams actually run.
Why a checklist matters more than effort
Guests don’t review effort — they review what they notice in the first five minutes: the smell when the door opens, the state of the bathroom, hair anywhere it shouldn’t be. A consistent checklist beats a hardworking-but-improvised clean every single time.
The Lily Maid turnover sequence
1. Walkthrough & damage scan (first 5 minutes)
- Photograph anything broken, stained, or missing
- Check for smoking smell, pet evidence, party residue
- Report to owner/manager before cleaning hides the evidence
2. Strip & start laundry immediately
Linens go in the wash first so the machine works while we clean. On tight same-day turnovers, this single habit is what makes 4-hour windows possible.
3. Kitchen
- Dishes done and put away in their photographed places
- Appliance interiors checked (the microwave never lies)
- Coffee station reset, fridge emptied and wiped
4. Bathrooms
- Full sanitize: toilets, showers, sinks, floors
- Hair check at eye level and crouched down — tile hides nothing in sunlight
- Towels staged per the listing photos
5. Bedrooms & living areas
- Beds made hotel-tight, under-bed check for left items
- All surfaces dusted, floors vacuumed to leave lines
- Remote controls, light switches, and door handles disinfected
6. The exit pass
- Trash out, supplies restocked against the par list
- Thermostat set, blinds positioned per house manual
- Final photos for the manager — proof of guest-ready condition
Restocking pars: the silent five-star factor
Run out of toilet paper and no cleaning quality will save the review. We track owner-defined par levels (TP, paper towels, soap, dishwasher pods, coffee) and flag when supplies run low — before the guest finds out first.
